AICUZ Maps
My house in Pinewood Subdivision was not in the AICUZ zone, but it had jets flying low, directly overhead, regularly during flight training - sometimes 40 per hour. I finally saw a map posted on the net last year which showed my street directly under the "approach pattern". So I'd guess the AICUZ shows only takeoffs and landings lines?

You are correct. The AICUZ maps on this web site show take-off and landing paths and the average Day/Night Noise Levelas associated with them.

This study is being funded jointly by the United States Department of Defense (Office of Economic Adjustment), Beaufort County, the City of Beaufort and the Town of Port Royal.
 
 
Planes late at Night
When I bought my house near Gray's Hill three years ago the real estate agent never told me that the jets would be flying over my house late at night.

When you signed the contract offering to purchase your home, the standard contract form used by licensed real estate agents in this area included then, and still does now, a section on whether the subject property is within the AICUZ (Air Installation Compatible Use Zone), meaning that planes from the Air Station would be flying overhead.. Since you had to initial that page, in doing so you signified that you had read the section.
The contract would not have told you, though, that sometimes MCAS Beaufort pilots would be training for landing on aircraft carriers at night. That is an essential part of their ongoing training in a very challenging procedure.
